Each year, Becky patiently helps me to understand what my townhome Homeowners Association (HOA) master insurance policy covers (I ask a lot of very detailed questions!), what its deductibles are, and ensures that I have the proper level of coverage through State Farm to properly insure my townhome, especially in the event of a loss or claim. As usual, I asked Becky to review my 2026 townhome HOA master insurance policy and to share with me if I needed to adjust any of my coverages (building property, personal property, loss of use, loss assessment, and back-up of sewer or drain). Becky pointed out to me that even though the HOA master insurance policy is “100% replacement cost” or “all in” to rebuild the unit for a covered loss, it no longer includes “betterments and improvements”!
